  • Main Purpose
    To interact with the tenants by effectively managing their queries/problems and competently administer the general building related operational matters and various on-site service providers in the building/s under their control.

    Key Performance Areas (KPA’s)
    • To ensure effective business relations with tenants.
    • To ensure effective business relations with service providers through frequent service provider meetings and effective contract management.
    • To assist the Operations Manager with budgeting requirements and management of expenditure.
    • To continuously inspect and manage the maintenance requirements of the properties in accordance to the specified standards.
    • To provide frequent operational and legislative reports to the Operations Management.
    • To utilise approved service providers to obtain quotations, negotiate competitive pricing and manage the work to timeous completion.
    • To promptly attend to all emergency situations in the buildings as and when they occur in accordance to the emergency processes and guidelines. Maintains a schedule of all emergency contact names and numbers
    • To assume responsibility for the daily operations of the buildings within their portfolio.
    • To conduct take back inspections when tenants vacate premises.
    • To perform any task as instructed by management.
    The above duties are the main duties required to be successful in this role, however, the employee can be requested to perform other duties and responsibilities from time to time during his/her employment with the company, based on its operational requirements. The job title does not define or restrict the employment relationship and it is required within reason that the employee avail him-/herself to undertake other work at the request of the company.




    Education:
    • Grade 12 (essential)
    • Relevant technical/trade certification (desirable)
    • Facilities management certificate (desirable)
    • Professional membership with an accredited facilities management association (desirable)
    Job Experience:
    • A minimum of 3 years Building management experience (essential)

    Job Knowledge:
    • OHSA knowledge and its application (essential)
    • General building maintenance (essential)
    • Functional knowledge of procurement processes (essential)
    • BMS knowledge (essential)
    • Technical Air-conditioning knowledge (essential)
